Expiry of Fixed Term Tenancy: Under the Residential Tenancies Act, if a fixed-term agreement is for longer than 90 days, the tenancy will automatically become a periodic tenancy when it ends. If a tenant doesn't wish to continue their tenancy beyond the fixed term, they must give at least 28 days' notice before the fixed term ends.
Tenant Ending a Periodic Tenancy: To end a periodic tenancy, the tenant needs to provide a minimum of 28 days' notice at any time.
Sending Notice: If a tenant wishes to end their fixed-term tenancy on its expiry date or end their periodic tenancy, 28 days' notice can be sent to: mckenzie@propertypartner.co.nz
Notice Period Start: The notice period does not start until the next day after it's received. For example, if a notice was emailed on Monday before 5pm, the 28-day notice period would start from Tuesday.
